How much do your drawings cost?
You get a fixed quote once the project is clear. Council and building control fees are separate and paid directly to them.
How quickly can you start?
We can usually survey within a week or two. If you have a tight deadline, tell us when you get in touch.
Do you cover my area?
We are based in Liverpool and work across the UK. For projects further away we can sometimes work from existing drawings, photos and your measurements, or arrange a survey visit.
What do you need from me to get started?
An idea of the project and the property address. Photos, sketches and old drawings help but aren’t required.
Will you visit the property?
Usually yes, for a measured survey. If you have reliable existing drawings we may be able to use those instead.
Can I make changes to the drawings?
Yes. You review drafts and can ask for changes before anything goes to the council.

Some quick answers on planning permission, permitted development and building regulations.
Do I need planning permission or is it permitted development?
Many single-storey extensions and loft conversions fall under permitted development, but it depends on the property, its history and where it is. We check and confirm before you commit.
How long does planning permission take?
Councils aim to decide householder applications within about eight weeks of validation. Larger schemes take longer. We deal with questions from the planning officer along the way.
What is the difference between planning and building regulations?
Planning is about how a building looks and its effect on the surroundings. Building regulations cover how it is built: structure, fire safety, insulation and drainage. Most projects need building regulations approval even when planning is not required.
Do I need a structural engineer?
Probably, if you are removing walls, adding steel beams or building new foundations. We work with engineers and can arrange the calculations.
What happens if my planning application is refused?
We go through the reasons with you. Sometimes the design can be amended and resubmitted, sometimes an appeal is the better route. We give you an honest view on which is more likely to succeed.
Can I use your drawings to get quotes from builders?
Yes, and we recommend it. Detailed drawings mean every builder prices the same job, so quotes are easier to compare.
