Do I need planning permission?
Usually not for an attached or integral garage, as long as the work is internal and the building is not being enlarged. Some properties have permitted development rights removed, so we check.
Do I need building regulations approval?
Yes. Converting a garage into a habitable room is a change of use under the building regulations.
Can I convert a detached garage?
Often yes, though a detached garage used as living accommodation is more likely to need planning permission.
Will it add value?
We cannot promise that, but it is worth asking a local estate agent how a lost garage and a gained room balance out on your street.
